I started in mortgage in 1994 as a loan officer. By the late 90s I was running my own brokerage with commissioned LOs in-house. I sold purchase loans, refis, cash-outs, HELOCs. I built the LO team, set the comp plans, ran the marketing, handled the compliance, watched the rate sheets, and called the wholesale reps at 6 AM to lock loans before the market moved.

I did that for 14 years. From the 1990s refi boom through the 2003 rate spike, into the 2005-2007 bubble, and out the other side of the 2008 collapse.

Here's what I learned in those 14 years that no AI vendor selling to mortgage shops today actually understands:

**Slow follow-up killed more of my deals than any other single thing.** Not rate. Not credit. Not the underwriter. Slow follow-up. The lead came in Friday at 7 PM and my LO called back Monday at 10 AM. By then the borrower had already talked to two other brokers. We were quoting against a relationship that had already started without us.

I tried everything to fix it. Cell phone forwarding, LO rotation schedules, on-call rosters, paying LOs spiffs for after-hours response. Some of it worked sometimes. None of it worked all the time. Because LOs are human. They sleep. They go to their kid's soccer game. They take a Saturday off. And every time they did, a lead I'd paid for went cold.

I would have killed for what I'm building today.

After 2008 I left the industry. Spent 14 years in B2B marketing analytics and operations at companies like PMI, Trimble, and Lumen Technologies. Adobe Analytics, Marketo, Salesforce, Tableau, Snowflake — the enterprise stack. I learned how big companies measure and optimize every marketing dollar from first touch to closed revenue. That's the part of mortgage we never had data for. We knew leads came in. We didn't know which marketing dollar generated which closed loan. Nobody did.

The last 18 months I've been building AI agents and automation systems — workflows that respond to leads in seconds, qualify on real criteria, book appointments, and tie every interaction back to source and dollar. The same systems enterprise marketing teams have been buying for years, finally cheap enough and smart enough for an independent mortgage shop to actually use.

OriginatorOS is what I wish I'd had in 1999, 2003, and 2007. It's the LO that never sleeps. The follow-up that never gets dropped. The attribution we never had. The operating system for the kind of shop I used to run.
